12 Ideas for Ideal Waterfront Living

There’s something undeniably tranquil and refreshing about being near water…. even magical. From lakes to rivers, from the Chesapeake Bay to the Atlantic Ocean, Hampton Roads is surrounded by water! The moniker itself is a nautical term, referring to the “roadstead”—a sheltered place where a ship could ride at anchor, relatively safe from displacement by strong currents or storms.

Waterfront homes abound here, but usually come at a premium… and for good reason. Any chance to take in the glistening sunrise or sunset views, listen to the peaceful sounds of the birds and creatures along the shore, or enjoy fun recreational activities in the water make it worth almost any price!

If you’re lucky enough to live in in Hampton Roads AND have a little slice of heaven along one of the area’s many waterways, then you’ll want to take full advantage of your outdoor spaces. Whether you recently purchased the land and aren’t sure of the best-bang-for-your-buck enhancements to make, or even if you’ve been there for years and wonder why you haven’t tried something different, we have ideas to make the most of waterfront living. As always, the experienced team at Quality Built Exteriors is here to help make your dreams a reality!

Starter Dock

1. Install a Starter Dock

Adding a dock to your waterfront property seems like a no-brainer… Why have waterfront property if you can’t easily access the water? Even the most basic docks serve as a focal point in your yard and provide a convenient space for activities such as fishing, swimming, sunbathing, boating or simply enjoying the water. Just be sure to check all zoning codes first, as there are many rules in place, especially in Hampton Roads, to protect the area’s waterways and wildlife from pollution and overdevelopment.

If your property already has a simple dock, why not step it up? Consider adding dock railings, a fish cleaning station, or other sought-after features such as electricity and built-in seating areas? You could even finally invest in that boat lift you’ve been wanting. These enhancements not only boost your property value, but also your enjoyment of the waterfront space. Or if you have a dock that’s gotten weather-worn, let Quality Built Exteriors recover your dock in Trex decking or pressure-treated lumber!

2. Put Out a Party Pier

If you’re like me, bigger is always better—and the more, the merrier! Why build a simple dock that’s only good for boarding boats, when you can have a party pier where tons of your closest friends can gather? If you enjoy entertaining (and your budget allows), then add a few extra feet and a lot of extra seating to your new dock space. This will create room for guests, refreshments, and, heck, maybe even a band! You could even have Quality Built Exteriors install built-in seating.

Balcony over lake

3. Relax on the Rooftop

The higher up you go, the better the views! If you have a balcony overlooking the water, you’ll want to make this space as comfy and cozy as possible. Add a cushy chair or hammock with throw pillows for reading and relaxing as you take in the scenery. Don’t forget to provide shaded areas to protect you from the sun’s rays on those scorching summer days, and blankets or outdoor heaters for cooler evenings.

Got a flat roof you can access? Convert it into useable balcony space! But don’t just start walking around on it… many manufacturers won’t warranty roofing materials that have been used for furniture, living space, or regular foot traffic. Call Quality Built Exteriors for a quote on adding roof deck pavers, installing Dec-Tec or putting in other high-quality materials specifically designed for usable flat roof applications. Don’t forget to have balcony railings added, in wood, vinyl or aluminum!

Riverfront deck and screened porch

4. Screen in Serenity

Sadly, one thing most waterfront locations have in common is… mosquitos! If you want to soak up the serenity without the swatting, a screened porch is a must. Not only do they keep the pests at bay, but they also add usable living space that extends into the late fall and early spring and increase the value of your home.

5. Hang Ten in a Water Hammock

Do you like being on the water without necessarily being ON the water?  Check out this cool over-water hammock that will have the kids and grown-ups vying for a spot to relax and cool down at the same time! Best of all, it’s easier maintain than lawn chairs, and no worries about the wind knocking them into the current!

6. Slide, Float or Both!

If you have kids or grandkids to entertain, then you’ll need to up the fun factor. Take it to a whole new level by incorporating inflatable floating slides, trampolines or party islands for your family and guests to enjoy. You can even buy a basic inflatable slide for as little as $100 to set on the edge of your dock… or invest in a big built-in!

7. Plant Your Privacy

There’s nothing worse than staring straight into your neighbor’s yard or home when you’re trying to connect with nature, enjoy the peaceful great outdoors, or even just get a good tan without nosy onlookers. Privacy panels are a quick and easy option that come in every color, shape and size you can imagine. For a more serene fix, consider planting fast-growing, water-loving greenery on your property to enhance the tranquility of the space and provide shade and privacy.

For coastal chic, plant native grasses and shrubs. Going for a tropical vibe? Try banana trees. Prefer a more traditional look? Plant Leyland Cypress trees. The options are endless, just veer away from trees that turn your yard into a leafy mess when fall rolls around. (There are also endless options for a  waterfront paver patio like the one shown!)

8. Enjoy Fireside Fun

Consider adding a fire pit for cozy evenings by the water, roasting marshmallows, and sharing stories with loved ones. Sure, firepits are great in any yard, but with the sound of the waves lapping in the distance, the cozy factor increases significantly.

9. Install Water by the Water

Make the most of your waterfront oasis by incorporating, you guessed it, even more water-related activities! There’s no better spot to take in a waterfront view than from the water itself. But if swimming with the fishes isn’t your idea of fun, consider installing a swimming pool or a hot tub. Bonus points for pools with an infinity edge, to make you feel like you’re in the river when you’re really enjoying the nice clean pool.

10. Gain Wellness on the Waterfront

If you’re into wellness, then the added serenity of a water element will take your exercise routine up a notch. No more broken resolutions… Whether you prefer yoga, cardio or something in between, a simple wood or composite exercise pad overlooking the water will keep you coming back for more.

bulkhead work

11. Shore Up Your Shoreline

To protect your outdoor oasis from the effects of erosion, you might need to have a bulkhead installed. This not-so-glamorous but smart project will ensure years of enjoyment and use of your waterfront area, without having to worry about all of your hard work washing away. This is especially important in hurricane-prone areas like Hampton Roads.

Quality Built Exteriors has experience with bulkhead installation, so call today for help shoring up your shoreline.

12. Fence it Fabulous

Anyone who owns waterfront property or has a pool or hot tub in their yard knows that fencing is a necessary component for keeping family members, guests and neighbors safe. In many cases, it may even be required by local codes and under your homeowner’s insurance policy.

But you don’t have to settle for plain ol’ planks—fun spaces call for fun fences. Add interest by using non-traditional materials (think surfboards), installing planks horizontally, or cutting the post tops at varying heights.

Waterfront spaces allow you to connect with nature and enjoy the peacefulness of your surroundings, while having fun at the same time. Incorporating some of these unique ideas to enjoy your waterfront property will provide benefits for many years to come. With a little creativity and elbow grease, you can transform your outdoor space into a sanctuary where you can unwind, recharge and bask in the beauty of the great outdoors.
